The KSD Group was employed by The Equus Group to complete the tenant improvements for a new core and shell medical building in Brentwood, California. KSD provided project construction management for the build-out of the 2,725 square foot California Eye Clinic. The tenant relocated from another location, and their lease agreement required a schedule that was extremely challenging.

A new entry door was installed on the exterior shell wall and new concrete entry walkway. The clinic was comprised of six exam rooms, a waiting room/lobby with reception desk and dispensary, two offices and one restroom.

KSD acted in both the role of project manager and contract administrator, hiring all the subcontractors on behalf of the Owner, processing change orders, approving pay applications, coordinating the consultants, scheduling and supervising the work onsite. There were no change orders for extra work. The direct construction costs were $165,000, or $61 per square foot.

The work started in February 2002 and was completed on schedule in eight weeks.
