The KSD Group completed Construction Management services for the expansion and renovation of the Sleep Train Pavilion, formerly the Concord Pavilion, in July 1996 for the City of Concord. The Construction Management contract was a joint venture with Turner Construction.
The scope of the project entailed demolition of over 90% of the existing amphitheatre structures and seating with reconstruction of a new 6,000 square foot proscenium stagehouse, 13,000 seat, 130,000 square feet of bowl and lawn seating, new concession stands, toilet rooms, loading dock, warehouse, and complete renovation and expansion of the basement, dressing room facilities and VIP lounge. Sitework construction included new entrance roads, signalization, and 1,600 additional parking spaces.
During preconstruction, KSD was responsible for full entitlement including multiple City Council and Planning Commission hearings for approval of an EIR, Hillside Development and Use Permits. During construction, KSD was part of the Turner/KSD construction management team, with KSD providing CPM scheduling, overall budget and cost control.
