The KSD Group provided project management services for the construction of a 14,000 square foot, spectacular estate home in Del Mar, California. The construction consisted of four distinct pavilions all constructed of poured-inplace concrete, thirty percent of which were below grade. Extensive shoring, site preparation and excavation were part of the process, all of which was constructed on a relatively narrow hilltop above the City of Del Mar.
KSD’s role as project manager began with the coordination of extremely complicated architectural drawings from the Mexican-based architect of record and included not only the conversion from metric to the US standard measurement but also the incorporation of an extensive array of data and power requirements not originally anticipated. This resulted in significant structural redesign to the thickness of many of the concrete post-tension slabs throughout the project. KSD was responsible for the architectural contract, hiring of the general contractor, negotiating and managing the construction contract, and weekly coordination of the construction process over a five-year span of time. The project consisted of unusual elements such as drive-over skylights, a lap pool above a living space, cantilevered, post-tensioned slabs, a custom glass elevator, and an open air light tube.
A number of design changes were incorporated throughout the construction process, at times adding to the complexity of the management process. The structure was successfully completed and occupied in November of 2008.
