From July until November of 2007, KSD assisted Citrix Online in the preconstruction development through permit for a $65 million new campus project for software developer Citrix Online in Santa Barbara, California. After obtaining the permit the project was cancelled by the parent company. KSD was subsequently retained to help develop an alternate campus in an existing business park five miles away in Goleta.
The first two buildings, 7408 and 7410 Hollister Avenue, were gutted, renovated, and occupied in the Fall of 2008. 7408 included the design and construction of a large server facility with backup chillers, cooling towers, and a 1.5 mega watt generator which was constructed in a new “mechanical yard” attached to the building. Carefully planned seismic upgrading and creative engineering were required to improve the existing 1980’s concrete tilt-up structure. The two buildings comprised approximately 58,000 square feet of office space. Upon the completion of 7408 and 7410 Hollister Avenue, Citrix Online retained KSD to assist with the gutting and renovation of Phase 2, an additional 38,000 square foot building. Services included negotiation and
solicitation of a new architect as well as negotiation of continued services from the existing general contractor. Along with the new building, extensive site work improvements were done.
KSD Group is continuing to assist in the ongoing development of the Citrix Online complex at Hollister Business
Park and is currently providing preconstruction phase services for Phase 3, an additional 28,000 square foot
facility with occupancy in late summer of 2010.
