The KSD Group provided project management services for the construction of this mixed use, 100-unit condominium project located in Oakland’s eclectic warehouse district, just blocks from Jack London square. Aqua Via is located within walking distance of Amtrak and bus stations, fine dining, local cafes, art galleries and a bustling nightlife. Project amenities include an onsite management office, tenant storage, surplus parking, a complete fitness center, a landscaped, elevated podium deck with a lighted professional bocce ball court, and a 29’ Back Cove yacht berthed in Jack London Square for building events. The project also includes 6,600 square feet of commercial space on the ground floor.

The building is a type-I, podium style cast-in-place concrete structure with six stories of residential units over two levels of parking. Distinctive fluted reveals formed into the structure add sophisticated exterior detail. The interior is highlighted with exposed ceilings, beams and columns.

A unique challenge was presented by the building’s proximity to the railroad tracks. KSD worked with the design team to create a uniquely quiet building with unparalleled views through exceptionally large “Chicago warehouse-style” windows. KSD’s role included preconstruction, contractor selection, value-engineering, project cost-control, change order monitoring, pay application review, documented closeout, quality control, and managing sensitive community relations. KSD was challenged to maintain the project schedule when the originally-selected general contractor elected to withdraw from the project only one month prior to groundbreaking. KSD was able to promptly select and qualify Webcor Builders, who completed the project on budget and significantly ahead of schedule, despite an unusually rainy winter.

The Ownership has elected to operate the project as rental apartments for three to four years before converting to for-sale condominiums. In less than a year Aqua Via reached full market occupancy at above-market rents and has been presented with an ACI Design Award and a Builders Choice – Grand Award for “Best Infill Project for 2006”.
