BURBANK, CALIFORNIA
The KSD Group was hired by the City of Burbank Community Development Department to provide construction management services for the rehabilitation of twenty-four apartment units in two structures, the expansion of four of the units, the demolition of a third structure, and construction of parking facilities for an affordable housing project known as Peyton Grismer. The KSD Group worked alongside the Burbank Housing Corporation (BHC), the Owner/Partner with The City of Burbank for the project. Our responsibilities included the hiring and management of the general contractor, review of change order work, weekly inspection and meeting minutes, and maintaining the budget and schedule.
Upon commencement of demolition, extensive termite infestation and dry rot were discovered requiring the reconstruction of approximately eighty percent of the exterior framing, demolition, and put back of all the interior plaster and exterior stucco. Despite these unforeseen changes, the KSD Group successfully negotiated the final pricing to stay within budget and the allowed contingency, and the twenty-four month project was completed six months ahead of schedule. The KSD Group is continuing to work on additional affordable housing projects for The City of Burbank.
