The KSD Group provided full-scope construction management services for the conversion of 75,000 square feet of commercial office space into 72 apartment units on the upper three floors of the existing mixed-use NorthPoint Center located on the corner of Bay and Powell in San Francisco.

The top three floors of the NorthPoint Center had been utilized as office space. Two floors had been occupied by United Airlines’ ticket processing and data center, and the fifth floor was mixed office use. The upper floors were converted into 24 apartments per floor and built out to upscale apartment finishes. Work on the building shell included new windows, new roofing and roof insulation, complete renovation of two elevators to current life safety standards, new trash and laundry facilities, a new fire sprinkler service with an integrated fire alarm system, a new
residential lobby, a renovated building entrance, and complete restoration of the exterior façade of the existing NorthPoint Center.

Particular challenges included coordination with the bustling first floor retail mall, which remained open throughout construction, and the acoustical isolation issues of building apartments directly above a functioning 24 Hour Fitness Center.

During the entitlement and design phase, KSD managed the demolition of United Airlines’ data center, including asbestos and lead abatement in four months at a cost of $500,000. The construction phase was completed in fourteen months, on schedule and within budget.
